How Your Rent Repayment Is Calculated
Who this is for: tenants taking a Rent Plan, and agents explaining one.
What you will get from it: the ability to read every figure the app shows you before you confirm, and to know why your total repayment is larger than your rent.
A Rent Plan lets your landlord be paid now while you repay Welile over an agreed period. What you repay is made up of three parts, and Welile works them out and shows them to you before you agree to anything.
What makes up your Rent Plan
- Your landlord's rent — the amount paid to your landlord.
- The request fee — a one-off charge for setting the plan up.
- The access fee — the charge for repaying over time instead of at once.
Added together, these are your total repayment: the full amount you repay by the end of the plan. Your daily amount comes from that total, not from the rent alone.
You see all of it on screen before the plan is confirmed. This page explains what each figure means; the app is what calculates them.
Your landlord's rent
The rent amount agreed between you and your landlord, and the amount Welile pays them.
It must match what your landlord actually charges. It is confirmed with them directly by phone before any money moves — if the two figures disagree, the request is sent back rather than quietly going through.
One rent amount per Rent Plan. Choosing a longer repayment period gives you more time to repay. It does not increase what your landlord receives, and it does not pay them for additional months. Your landlord's amount and your repayment period are two separate choices.
Your landlord is paid after the checks, not at submission. A submitted request has not yet paid anybody. See following a Rent Request.
The request fee
A one-off charge for setting up the plan — the identity checks, the property record, the verification calls to you and your landlord, and the confirmation messages you both receive.
There are two amounts, decided by your rent:
- UGX 10,000 where the monthly rent is UGX 200,000 or less.
- UGX 20,000 where the monthly rent is above UGX 200,000.
The boundary is exact. A rent of UGX 200,000 pays UGX 10,000. A rent of UGX 200,001 pays UGX 20,000.
Depending on the screen, this may appear as the request fee, the registration fee or the platform fee. They are the same single charge. You are not billed three times.
You do not pay it separately or upfront. It is part of your total repayment and is spread across your instalments along with everything else.
It applies to the plan, not to your account — it is not a once-only joining fee. A new Rent Plan, including a renewal, is priced on its own. Check the figures the app shows for that new plan before confirming it.
The access fee
The charge for spreading your rent over time rather than finding it all at once.
Three things affect it:
- Your rent amount. A larger rent means a larger access fee.
- Your repayment period. A longer period means a larger access fee, because the rent is carried for longer.
- The monthly rate applied to your plan. If you are making the request yourself in the Welile app, you may be asked to choose this rate. A lower rate gives a lower access fee, and the figures on screen update as soon as you pick one.
Two things worth knowing:
- Your agent's commission comes out of this fee, not on top of it. Nothing is added for the agent when you pay. What you see is what you repay.
- Short plans have a minimum. Below roughly three or four weeks the access fee does not keep falling in proportion, because a floor applies. This is a Welile pricing rule, not a legal or regulatory requirement.
The access fee is fixed when your plan is created. It is not a late charge and it does not grow if you fall behind.
What total repayment means
Total repayment is the full amount you repay under the confirmed Rent Plan. It covers your landlord's rent, the request fee and the access fee together.
Two things follow from that, and they are the two most common misunderstandings:
- Your daily amount is based on the total, not on the rent. That is why the daily figure is higher than the rent divided by the number of days.
- The fees are not charged again on top. They are already inside the total, so every payment you make is going towards the whole thing at once. Nothing extra is added to an instalment.
On your active plan the app calls this Rent Plan Amount, and on the summary at the top it is Total Rent Plan. Both mean your total repayment — not your landlord's rent.
The four amounts, and what each one means
Total repayment
The full confirmed amount for the plan. It does not change as you pay.
Amount paid
Everything confirmed against your plan so far. Shown as Paid on your Rent Plan screen, with a percentage of the plan completed.
Remaining balance
What is left before the plan is finished — your total repayment less what you have paid. Shown as Balance.
What you owe today
Your daily repayment is the amount expected from you each day of the plan.
Remaining balance and today's amount are not the same thing. The balance is everything still to pay; the daily repayment is what today asks of you. Clearing today's amount does not finish the plan, and the balance falling does not mean nothing is due today.
Your agent can see a due-today figure for the tenants they collect from, including anything carried over from days you missed. Your own Rent Plan screen shows your daily repayment, your balance and your payment history rather than a single combined "due today" total — so if you have missed days, ask your agent or check your history rather than assuming the daily figure is everything outstanding.
Two examples
These use Welile's standard monthly rate. Your own plan's figures are the ones that apply to you.
UGX 200,000 rent, repaid over 30 days
- Landlord rent: UGX 200,000
- Request fee: UGX 10,000
- Access fee: UGX 66,000
- Total repayment: UGX 276,000
- Daily repayment: UGX 9,200
Each UGX 9,200 payment goes towards the whole UGX 276,000 — the rent, the request fee and the access fee together.
The same UGX 200,000 rent, repaid over 60 days
- Landlord rent: UGX 200,000
- Request fee: UGX 10,000
- Access fee: UGX 153,780
- Total repayment: UGX 363,780
- Daily repayment: UGX 6,063
What the two examples show
The landlord receives the same UGX 200,000 either way. The 60-day plan asks about UGX 3,100 less from you each day, and about UGX 87,780 more by the end.
Spreading rent over more days does not divide the same total across a longer period. It lowers the daily amount and raises the total.
Choose the shortest period whose daily amount you can genuinely manage on an ordinary week — not your best week.
You can try other amounts and periods on Welile's own rent calculator before you apply.
What your repayment period means
The repayment period is the number of days you have to finish the plan.
Where you make the request yourself in the Welile app, you can pick a period from one week up to 120 days — with shortcuts for 1 week, 2 weeks, 30, 60, 90 days and 4 months, and a slider for anything in between. Where an agent posts the request for you, the periods offered are 30, 60 and 90 days.
The figures update as soon as you change it, so you can compare before deciding.
Those shortcuts choose how long your whole plan runs. Tapping "1 Week" sets up a seven-day Rent Plan with a much larger daily amount — it does not pay a week's instalments in one go.
How often you pay
Rent Plans repay daily by default. An amount is expected each day of the plan.
If you earn weekly rather than daily, your agent can set the plan up on a weekly cycle when the request is made, so the schedule matches how money reaches you. Say so before the request is submitted — it is part of setting the plan up, not something to change later.
Those are the two repayment cycles the product uses today.
Paying more, and paying less
Paying more than the daily amount is allowed at any time, up to your remaining balance. Extra money reduces your balance sooner. It does not change your total repayment, your access fee or your plan's agreed dates.
Paying less than the daily amount is also allowed. It still reduces your balance, but it leaves part of that day's amount unpaid, and the shortfall stays outstanding.
Paying off early is simply paying the rest of your balance. Use the balance shown on your Rent Plan screen as the amount — the app will not let you pay more than it, so you cannot overpay by mistake. Finishing early does not refund the access fee, which was set when the plan was created.
Daily amounts are shown in whole shillings. When you come to your last payment, use the balance the app shows rather than the daily figure, because the two are rarely identical at the end.
If you miss a day
The amount you did not pay stays outstanding and does not disappear. Catch it up alongside your next payments.
Welile does not add a penalty charge or extra interest for a missed day. What an unpaid balance does affect is how much you can access later, so tell your agent early if you are going to struggle — a missed day you have warned somebody about is a smaller problem than a silent one.
If you paid and it has not appeared, see a payment has not arrived rather than paying again.
Renewals
When a plan is completed you can be put on a new one for your next rent period. A renewal is a new Rent Plan: it is priced on its own, with its own request fee, access fee and total repayment, and its own figures shown before it is confirmed.
Check that breakdown the same way you checked the first one — the rent may have changed, and so may the period that suits you. See renewing a tenant.
Mobile Money charges are separate
When you send money by MTN Mobile Money or Airtel Money, your network may charge its own transfer fee. That charge belongs to the telecom, not to Welile, and it is not part of your Rent Plan's cost. It is not included in the figures on this page.
See deposit money for how to pay Welile correctly.
Check these before you confirm
Go through the confirmation screen out loud with your agent. It is far easier to correct now than after approval.
- The rent amount — exactly what your landlord charges.
- The repayment period — the number of days you are agreeing to.
- The request fee — UGX 10,000 or UGX 20,000, according to your rent.
- The access fee — for the period you chose.
- The total repayment — the full amount you will have repaid.
- The daily amount — and whether you can genuinely manage it.
- When repayment starts — the app shows the first repayment date.
- The landlord's name and payout number — the money goes there.
If a figure is not what you expected, stop and ask before confirming.
