Getting Started as a Field Agent

Who this is for: anyone new to the Field Agent role.

What you will get from it: the order to do things in, and the one page to read at each step.

A Field Agent finds tenants, puts them on Rent Plans, pays their landlords and collects the repayments. Everything else follows from those four things.

Your first week, in order

  1. Understand the role. Who is a Field Agent? and what a Field Agent does.
  2. Register and get verified. How to register as a Field Agent. Do your National ID verification now rather than on the day you first want to withdraw.
  3. Learn your dashboard. Understanding your dashboard — half an hour here saves days later.
  4. Learn the money before you touch it. Understand your balances. Your earnings and your float are not the same money, and mixing them is the commonest early mistake.
  5. Put float in your account. Deposit operational float. Without float you cannot clear a tenant's instalment when they hand you cash.
  6. List a house or two. Listing a house. Daylight only, and it gives you somewhere to place a tenant.
  7. Register your first tenant. Registering a tenant and posting a Rent Request. Take your time over the photo and the rent figure.
  8. Follow it through. Following a Rent Request — and warn the tenant and the landlord that Welile will phone them.
  9. Pay the landlord when it is funded — within 24 hours. Pay a landlord. Miss the window and the money is returned and the tenant's plan is cancelled.
  10. Collect, every day. Rent Collection. This is where the income actually is.
  11. Understand what you earn. Field Agent Commissions.
  12. Take your earnings out. Withdraw your money — check the requirements before you need the money urgently.

Later, when you are running

Three things new agents get wrong

Registering more tenants than they can service. Collections are the income. A large portfolio that does not pay earns you less than a small one that does, and it eventually blocks you from registering at all.

Rushing the photo and the rent figure. These are the two commonest causes of a rejected request — and a rejection means a second trip to the property. See when a Rent Request is rejected.

Treating float as their own money. It is company money in your custody. Bank tenant cash as float, not as a personal deposit.
